Eviction Notice / Notice to Quit
Prepare one residential pre-filing notice for unpaid rent, a curable lease violation, or a supported termination or nonrenewal. The guided workflow separates notice and service dates, itemizes the ground, records the timing source, checks deadline arithmetic, and supplies a service record.
Also called: eviction notice, notice to quit, pay rent or vacate notice.

Notice grounds, periods, counting rules, required wording, service methods, holidays, and later court procedures vary by state and often by county or city. Locke Direct does not insert a universal period. The customer identifies the governing source and confirms the final deadline and service method before use.

Special situations
- Nonpayment amounts are separated into base rent, late fees, other charges, payments, and credits so the total can be checked.
- Weekday calculations skip Saturdays and Sundays but do not assume which holidays, court closures, or local extensions apply.
- The special-local-rule path preserves a customer-confirmed deadline when the governing counting method cannot be represented by general arithmetic.
- Noncurable violations, court pleadings, lockouts, writs, and possession orders are outside this standalone product.

Frequently asked questions
Does this document evict the tenant?
No. It prepares one pre-filing notice. It does not file a case, obtain possession, replace a court order, or authorize changing locks, interrupting utilities, removing property, or other self-help.
Which notices can the standalone workflow prepare?
It supports a pay-rent-or-vacate notice, a notice to cure a lease violation, and a supported termination or nonrenewal notice. It does not generate the package's rent-increase, entry, reminder, ledger, or multi-notice materials.
Where does the notice period come from?
The customer supplies the period and identifies its source. Locke calculates a preliminary date for the represented counting methods and compares it with the final deadline the customer confirms.
What if local law counts days differently?
Choose the customer-confirmed special-rule path, record the source, and enter the final date after applying the local rule. The document will not replace that rule with a universal calculation.
When is the $99.99 package different?
The Eviction Notice and Compliance Package provides six landlord notices and a broader multi-document workflow. This $29.99 product intentionally generates one selected notice and its service record.
